Revitalization serves as the dominant paradigm for modernization and renewal, and it is one of the primary approaches to sustainability in deteriorating and inefficient urban areas. This concept presents multifaceted dimensions that enhance and improve urban planning systems, offering designers, planners, and urban managers a framework for targeted interventions. This applied quantitative research employs a descriptive-analytical method to assess the needs of marginalized communities in the Ansar and Arvand neighborhoods of District 6 in Mashhad Municipality for sustainable revitalization. The study prioritizes these communities' needs across various dimensions: physical-functional aspects, transportation and accessibility, environmental concerns, urban services, crisis management, cultural-social factors, and economic issues. To achieve this, the research utilizes documentary and library studies to explore the theoretical and empirical framework, along with field observations and a structured questionnaire distributed among a sample of 377 individuals through a multi-stage sampling method within the sub-neighborhoods. Data analysis and prioritization were conducted using SPSS software and the Friedman test. The findings indicated that the most significant demand from local communities is the "removal of visible drug addicts from neighborhoods," followed by "beautifying the urban environment," "conducting activities to enhance reputation and improve social identity," and "cleaning and sanitizing the environment," which includes addressing stormwater drainage issues, waste collection, and disposal. Such studies enable objective, human-centered, and participatory policymaking and planning for the sustainable revitalization of dilapidated urban neighborhoods.
